I was here the second time, because I need approximately this location. The hotel is new and more connected to 3 stars, than any other 4 stars old hotels. The only thing that the breakfast is not so rich, but it matches to the positioning of the hotel. They gave me absolutely best room they have, my girlfriend really liked it. Good park to walk is on the opposite side, the street can be reached from there by ladder upstairs is ful of stores and cafes, as well as many of bus stations, if necessary. Metro stations are rather far, not so quick to reach. But to explore wake district or reach the center by bus - very well. No alcohol drinks for free by vouchers even with gold member status, sorry.

Hotel is new, and was clean and quiet. The staff were friendly and helpful and the breakfast was acceptable. Public transport is a 10-minute walk away, up steep steps to Ilia Chavchavadze Avenue (a well-lit path, but I would not take that route at night as a woman alone). However: plugging in two phones and a set of earbuds was enough to make the electricity fail (the staff promptly moved us to a different room); when leaving the room, we had to pull the door very hard to make it close (security risk); the keycards stopped working twice in a 6-day stay and had to be reprogrammed; a small water leak appeared under the washbasin. The hot and cold water dispenser in the corridor is a welcome feature, although I had to go to a different floor to find one that worked. Overall, I was disappointed that so many small things failed to work in such a new hotel: however, the staff remedied all the problems promptly.
