Reception staff friendly and helpful. Rooms spotlessly clean. Advertised as a budget hotel so as you're expecting there are no luxuries like fancy toiletries, cosy armchairs etc, but the rooms have everything you need. We found the beds comfortable. No kettle in the room, but free teas and coffee all day in the dining area. The bar was available. Serve a continental breakfast only which was very good. Car parking close to hotel at £5/24hours . We had a great stay and would use this hotel again. Trams from here take you to airport, into city centre and down to Leith for Royal Yacht. Excellent value hotel and tram is a good price and runs frequently.

Hotel is in a great location with easy access for trams into Edinburgh. Easy check in and great rates. Rooms basic but clean warm and comfortable for short stay. Reception staff efficient but could try cracking a smile now and then. Breakfast good value as well.
