As for the breakfast/dining: Would it be possible somehow to separate families with small kids from other guests. While we like kids and have had our own, now that we are retired, it is nerving to have crying, yelling or otherwise noisy kids all around the table during dinner. Since there are separate rooms on 13F, would it be an option to arrange a dedicated dining room for guests without small kids?
