On arrival and after queuing for the longest time I wasn't given the room I'd booked, the reception said they'd allocated me the biggest balcony room but the room had seen better days, stained carpet, dirty 2 seat sofa, the base of the bed was filthy, wallpaper was peeling off and the wood effect furniture and fittings were outdated and very worn. Bathroom was tiny and old looking... so disappointing. I queued again at reception, showing my booking confirmation which included a picture of the room I'd booked, orange headboard, walk in shower with gorgeous feature wall... they then showed me to that room explaining that some rooms hadn't been updated yet! It's simple... give the customer the room they'd booked, don't try to palm them off with a tired, outdated, grubby room just because the hotel is fully booked... I'd booked well in advance, during lockdown and selected a specific room for a special occasion.

Just wanted to say how disappointed I was with the room we’ve stayed in from the 4th to the 6th . It was shabby and very tired looking. Nothing like what your advertising. I’ve taken several pictures of the bathroom particularly. So very disappointed. One of the nights was a Virgin experience voucher ad part of a semi retirement gift from the NHS. I paid for an extra night myself. I’m not looking for compensation, just think you should know .I have pictures if needed Christine E.

Hotel was busy so the best room available with a view was on the 5th floor. I’ve stayed many times for work over the years and always had a better room; I’d not realised the non-refurbished rooms were as tired as this. It was a special event trip so this was disappointing and I’m not sure if I’d stay again.

We stayed here for a short brake 2 nights on the 2nd of June for 2 nights the room was excellent great view of the castle spotlessly clean staff excellent breakfast was a good cooked one served to the table fantastically situated for sightseeing will definitely stay at this hotel when we visit Edinburgh again which won’t be that long

We booked through Living Social. Room was ready for us on arrival which was a pleasant surprise as this was before check in time. Reception staff friendly and helpful. Good sized room. Only slight niggle was pillows a little hard.

Staff throughout hotel were excellent, from check in to the bar and restaurant. The food was also very good. However, the room was a huge disappointment. Small, cramped, and hardly room to squeeze by the foot of the bed. Water in shower ranged from cold to lukewarm.

My family(wife and toddler) and I were staying for one night. The only issue we had was lack of parking but it was our decision to bring car. Anyway once we arrived at hotel, entrance on busy Princes Street and through to lifts. Upto stunning reception desk which opened into the beautiful bar/restaurant. They did change check-in time so had to store bags for room being prepared. We used that time to site see. Once we returned, check-in was quick. We were given a room which had a similar view to restaurant which overlooked Scott's monument and castle etc. Room was spacious enough but bathroom needs updated. Overall we were happy with room. We had breakfast the next moening. It was table service and catered for all. Overall the staff were lovely and the facilities were good. Would stay here again.

Two night trip to meet work colleagues for dinner in the city centre. Hotel was perfectly placed on Princes Street to get to the bars and restaurants of St Andrew's Square & George Street. Rooms were clean and spacious. Location does mean you hear the noise of trains and trams going through the city. Better soundproofing would be a real benefit.

Friendly welcome. We were at back of hotel. Floor 3 Room was noisy with noise from air con on roof below. Wish we’d asked for upgrade. Restaurant was lovely, friendly staff. Good food. Breakfast was really good as well. Nice clean room.. Would go back and make sure we were higher up and on the front.

We have stayed in this hotel before and will do so again. The location is absolutely ideal, just a short walk from Waverley Rail station and on Edinburghs main shopping street with easy access to the gardens and the royal mile. We have always found the rooms clean and tidy with tea/coffee making facilities in the room. We also have breakfast at the in house restaurant as we love the buffet style dining and think it is very good value for money. All in all a great place to stay and highly recommended.

very nice room, water and biscuits supplied in room, clean with a good view of the castle, good selection for breakfast but had better at other hotels in edinburgh. there was alot of doors slamming at night time.
