Right in the centre of town, this hotel needs some attention particularly to the rooms. Intermittent/no hot water and generally a little shabby in the rooms although the public spaces are well maintained. Breakfast was like something from 1970s, but it was free entertainment!

On arrival the hotel reception was in a state of "re-furbishment" and not welcoming at all, this was mirrored by the attitude of the staff. Once in a "superior room" again disappointed with its presentation, and not impressed by having a dead pigeon impalled outside our bedroom window (room 322). Having stayed in Darlington on many occasions this has to be the worst hotel in town. It is at the higher end of the price scale compared with Bannatynes, and Houndgate Town house, and well behind both in terms of quality and customer experience.

Booked at short notice as needed a base in Darlington for the weekend. Room was clean, bed was comfy, breakfast was good, but the real star was Karl on reception. Friendly and helpful, Karl looked after us superbly - managing both the reception and bar on a busy Saturday night, he was run off his feet, but remained helpful and friendly throughout and turning what would otherwise have been an OK one-off stay into somewhere I'd happily return to in the future.

Difficult to locate parking, and Hotel felt tired overall. Room had flaking paint in the bathroom and hall. Slight damp smell in room as well otherwise ok

Many small things that could be improved. E.g. Breakfast ran out of cold food and response was poor to request for more. Lounge bar was poorly staffed long wait for service. Not the hotel it was at our last stay.
