It was well located within walking distance under ten minutes to the nearest subway shijo station, and to main attractions like Nishiki market, hanami koji, Pontocho. Many nice eating places, an amazing izakaya 串烧屋，family mart just around the corner. outside the hotel. the room was clean , there were a good variety of complimentary tea bags and coffee that we could enjoy daily.

Room was very small, no room for luggage, no way to unpack for our 4 day stay. Had to call the front desk every night to have them turn the AC on in our room as it was hot and stuffy (seasonably warmer temps this year for November)- so no way to control air temp or fan flow in the room. Bathroom smelled of mildew, had to request the shower curtain be changed, only to have yet another yellow, mildewed shower curtain in it's place. Of the 5 places we stayed at on our travels through Japan, this was our least favorite (and not necessarily our least expensive). We had our luggage forwarded, and when we went to pick up our luggage from the front desk, we found it unsecured, out in the open, unprotected. We were able to just walk up and take what was ours. No one confronted us or asked for proof of ownership, or matched ID's. ANYONE could have walked through and taken ANY of the luggage in that area. Location was great, just on the outskirts of busier Kyoto, so it was quiet.

Great hotel with everything we needed plus more! Also eco-friendly cleaning service or normal cleaning service. We were just outside Gion which allowed us to experience both modern and traditional Kyoto.
