Great hotel with cozy, super clean rooms right in the city center of Munich. Free minibar. Lovely staff. We loved the breakfast buffet. Everything is designed in a Bavarian style. Great place both for a weekend with friends or family. Will come back!

We were visiting friends during the same week as the largest construction exhibition in Munich. Opted to stay here as there are literally not rooms in other hotels. This is a strange hotel with interesting artefacts. At times it feels like living in a curio shop! We booked an extra large room and on the fourth floor. Room is quite interesting but with us being in the loft area, there is a large eve in the side of the bed. Which means we have to ensure we don’t bang our heads especially in the middle of the night. Hubbys side of the bed didn’t have any bed lights. Completely weird. We did have to close the shower as there’s some smell from the drains. The hotel is right beside the main train station so it is very handy. Only drawback is it is not exactly a great area. .

Some of our Extra Large rooms are located under the roof and do come with charming sloped ceilings – but we understand that this can be impractical, especially if you're taller or just want to avoid midnight head bumps. For future stays, please know that we also offer rooms in the same category on lower floors without sloped ceilings – we’d be happy to find the perfect one for you if you let us know your preference when booking or checking in. We're also sorry to hear about the missing bedside lamp and the drain smell in the bathroom. That’s definitely not the experience we want you to have. If we had known during your stay, we would have immediately brought an extra light to your room and checked the plumbing to fix the issue right away. Our team is always just a quick message or phone call away and happy to help, even with small things that can make a big difference. As for the location: you're absolutely right, we are right next to the central train station, which makes getting around the city super easy and quick. We’re aware that the area directly around the station isn't everyone’s favorite part of Munich, and while we can’t change the neighborhood itself, we try to create a vibrant, welcoming atmosphere within our own four walls. Scary, dark and old

Where to start. First, the reason I'm giving three stars, which is generous, is because the staff in the restaurant were super nice and accommodating. Breakfast was very good. We had dinner, and it was okay. Not the best, but it filled a void. Our waitress was very accommodating, as the drink I had, I didn't like, and she gladly made me something else at no charge. Her name was Olivia. The morning manager, John, was super! And Christian helped me one morning, showing me how to use a tea diffuser. Now...the hotel itself. It's an extremely bizarre hotel. The decor is old and just ugly. I think it's supposed to be like that, but it's dark and old and kind of scary. The hallways have very dark wallpaper and carpeting. It reminded me of the movie The Shining. We had to wait about 3-1/2 hours for our room, so we parked ourselves in the lobby. This reservation was made through a travel service. We had taken a train from Innsbruck to Munich, and one would assume a room would be ready in a case like that. Our room, 405, was so dark, we couldn't see what was in our suitcases without our cell flashlight. The lighting is absolutely subpar and needs serious updating. The furniture was sparse and old and ugly. The nightstands were three-legged, chipped milking stools. There was an old manual typewriter on the chest at the end of the bed. Why? We moved the chest to the wall, so we could put our suitcases on it to be able to leave the lids open. Otherwise, we would've had to put out suitcases on the floor. There was only one suitcase stand. We had three suitcases. There were hangers hanging from belts. There was a flower pot hanging in the bathroom with towels in it. My bath towel's hem was all ragged and ripping. Bathroom fixtures were black. I ended up scrubbing the sink. There was an odd odor in the bathroom, too. The shower stall was large, which was nice. The water temperature is finicky, so you have to adjust carefully, so you don't get burned. The faucet and handles on the sink drove us crazy! The hot handle turned one way, the cold the other, so we'd get mixed up and the water would turn on really fast. There is an opening that you can see from the shower into the bed area. There is a shutter to cover it. Why is it there? I posted a photo. We opted out of having our sheets changed, but they didn't come in and empty trash, so that was overflowing. I guess we should've requested for that to be done. There is only a bottom sheet and an eiderdown on the bed. Thst seems to be the norm in Austria and Germany. There is no carpet, just cold, scraped-up floor. It was warm in the room, so we kept the window open about 4" all night. Apparently, a/c isn't turned on until May. It's located near the train station, so that was handy, but the area isn't the nicest. Its handy to the underground and trams. This hotel was chosen though a travel service, and it's supposed to be superior. It's not superior. We have never stayed in a worse hotel. The front desk staff were nice, although, the one woman didn't have adequate English language skills. In such a large city where tourists frequent, there shouldn't be a language barrier at the front desk. There is a cute little area near the front desk with things to purchase. That was a plus. Overall, this was not the greatest experience. We would never stay here again.

Our interior design is intentionally unique and reflects the name and spirit of the 25hours Hotel The Royal Bavarian. The decor is inspired by former aristocratic residences – the so-called royal houses of Bavaria – and so you'll find design elements such as dark wallpaper, vintage furniture, velvet curtains, patterned carpets and nostalgic accessories like the typewriter. These are all part of the concept, aimed at telling a story – especially since our building used to be the old post and telegraph office. That’s also why many of our rooms include charming little hints from the past. We understand that this kind of aesthetic may not be for everyone, but we do strive to be very transparent: You’ll find numerous photos of our rooms and public areas on all major booking platforms, Google, and our website. So future guests can easily get a feel for what to expect. Concerning your check-in experience: Our guaranteed check-in time is 3 PM, as stated in all our booking confirmations and on all official platforms. Since your reservation was made via a travel agency, it’s their responsibility to inform you accordingly – and if early arrival was important to you, they also had the option to book you into a hotel with earlier guaranteed access. During major events like BAUMA, we are regularly at full capacity, which means that early check-in becomes very difficult especially if the previous night was fully booked. We understand that waiting for your room after a long journey is frustrating, but we simply didn’t have any rooms ready before the standard check-in time, and we also didn’t receive any prior information about your arrival time. Regarding the lighting in the room we’re honestly surprised to hear that you found it so dark you needed a flashlight to see into your luggage. This kind of feedback is not something we typically receive. However, we absolutely would have been happy to provide you with additional lighting, had we known. Just a quick call to reception, and we would’ve gladly assisted! The bedroom furniture is also part of the curated historic design. We’re sorry it didn’t meet your functional expectations. That said, if you needed more suitcase stands or hangers, you could have always let us know, and we would have brought you extra items right away. As for the bathroom, thank you for pointing out the ragged towel and the odor. That’s not acceptable, and we apologize for that oversight. Housekeeping should have replaced it. We’ll make sure your comments are followed up on with our team to prevent this from happening again. The design feature you mentioned, the window between the bathroom and the bedroom, is again a stylistic choice, intended to make the space feel more open and connected. However, the shutter is there to provide privacy, and we understand it’s not everyone’s preference. In terms of room cleaning: when opting out of full housekeeping service, trash removal is still part of our routine. If that didn’t happen, we sincerely apologize, it was an oversight on our part. You can always request a quick refresh or trash removal even if you decline full cleaning. Regarding the bed setup: In Germany and Austria, it’s absolutely standard to have a bottom sheet and a duvet that’s the typical bedding style here. Similarly, air conditioning systems in Europe, especially in historic buildings, tend to be less powerful than what some international travelers are used to. In April, especially, many hotels haven’t yet switched to cooling mode, as the nights are still relatively cool. The location, we’re directly at Munich Central Station, which makes it incredibly convenient for travelers. But like any major station area, it can feel a bit mixed in atmosphere. That’s something we unfortunately can’t influence, but we do our best to provide a welcoming and safe haven inside. Lastly, we're sorry to hear that you felt there was a language barrier at the front desk. We’re truly sorry that you wouldn’t choose to stay with us again, but we still hope that despite the unusual experience, you were able to enjoy your time in Munich and create some positive memories along the way. Located conveniently across the street from the main train station, this boutique hotel turned out to be a tad twee even for Sandy’s trend-tolerant taste. Behind the registration desk hung a bicycle and portraits of Bavarian nobles looking like both they and the painter were coming down from acid trips. Our room was furnished simply, with a pine ledge serving as a desk and three-legged milking stools as bedside tables. The sink and vanity were in the room itself. The shower and toilet shared a tiled cubicle. To avoid flooding, we had to be sparing with the shower wand. The cordial staff ranged from confidently competent to obviously newly arrived from countries where neither German nor English were the first language.

Regarding our design: The portraits you mention are not actually of Bavarian nobles but rather depict the creative minds behind 25hours, including our founders and interior designers. Their placement and style are a playful nod to the grand tradition of royal portraiture, fitting with our hotel’s theme—after all, “The Royal Bavarian” was conceived as a tongue-in-cheek homage to Bavaria’s regal history. We understand that design is always a matter of personal taste, and while we embrace bold, whimsical aesthetics, we regret if this particular concept was not to your liking. The layout and furnishings of our rooms are clearly described on all booking platforms, including details such as open-plan sinks, compact furniture, and creative use of space. While we appreciate that these features may differ from traditional hotel rooms, they are part of our distinctive style, blending practicality with an unconventional twist. As for the in-room coffee and tea setup, this is a standard feature starting from our XL category and above. However, we are always happy to provide a kettle upon request, and we regret any delay in fulfilling your request. Lastly, we’d like to assure you that all our receptionists are proficient in both German and English. However, as we are an international team, some of our colleagues may have an accent that occasionally affects clarity. We appreciate your patience and understanding, and we are glad to hear that some team members were able to assist you to your satisfaction.
