The location of the hotel is perfect with access to the fantastic beach. The rooms were clean but in need of an update. The hob in particular was rusty and grubby. The sofa bed was broken and in need of replacement.The outside area was in need of a good clean up and some of the outside furniture was very old. We only used the rooms for sleeping as we were out and about each day enjoying the wonderful Great Ocean Road.

Overall a pleasant stay except for lack of allocated car park. Was asked to remove my car from an allocated spot and after 20 minutes of driving around for a safe spot was told at reception outsiders use hotel car park and nothing much can be done about it !!! (Attitude!) Room 174 A had an allocated spot but not 174B. Both rooms were in the same building same floor. Left a bad taste with that experience. Some reception staff were pleasant and helpful. Swimming pool spa and steam room was great. The big applause should go to the Team at Larder. Both kitchen and service staff.Food was great! Restaurant manager and assistant doing a great job with the young service team. Great effort for kids by Hotel F&B team at the garden cafe and bar.

The rooms are getting tired. We had no plugs in bathroom sink or baths. The paint on wall in main bedroom under obvious aircon leak was not repaired in same colour as rest of the wall. The window in second bedroom could not be closed. There was dried bird poo all over all 4 outdoor chairs and table which I cleaned off with the kitchen scourer and hotwater when we arrived.The smoke alarm in bedroom 2 kept going off was eventually removed to be replaced later. It’s in a great location and all staff are lovely but for $770 per night it should have been better
