The location of the hotel is its best feature. Otherwise, it’s in urgent need of a general refurbishment. The lobby looks quite tired and outdated. The rooms are nice but the floors are worn. The beds are comfortable but no sheets are provided on the mattress, only on the mattress topper. The sheer curtains in the rooms and lobby are very dirty. The breakfast is really great (especially the streaky bacon, which you rarely find anywhere, and the haggis). The (bottomless) coffee is excellent. The dishes we were served at Fogg’s restaurant, when we decided to dine there one night, were below average, unfortunately (an Aberdeen Angus burger - which was referred to as gourmet - and a steak from the grill).

This hotel.is falsely advertised with the pictures of the hotel on eon Prices St but it is really located near the Royal mile. Although very nice hotel the photoa should have been changes I thought I was booking it on the Princes St. I am giving this 1 star for wrong information but it actually deserves 4.

Nice enough, good location to food, downtown, and the 31 bus that takes you to princes street. Here’s something cool. This hotel is located 100ft from The Mash House. It’s a Friday night at 2:29am and I can feel & hear the music from the club IN MY ROOM. The club closes at 3am so just a few more minutes of dance party left to enjoy. If you’re not a fan of live music while you try to sleep, don’t stay here on a Friday or Saturday night. Otherwise, it’s clean, budget friendly and is in a good location.

Nice hotel & very centrally located. Good dining options nearby. We stayed at the Ibis next to it as well but this hotel was the best option. Room was very cosy & bigger in size. We had the best time at the bar & Euan was very energetic and cheerful.

Room is clean but don't expect to sleep if your a light sleeper. Boom boom boom and vibration from a nightclub at back is horrific , even with the windows shut and air conditioning on and we are still awake with an early taxi back to the airport. Would not recommend staying here. The hotel should advertise the noise/vibration can be heard in back rooms its certainly an issue. The closer rooms must be horrendous. On top of that bottles smashing into bins, when club empties them, screaming and shouting people. We have travelled to many hotels around the world and this is our 1st time in Edinburgh, we are really angry and upset. False advertising you will get a great sleep.
