The hotel is located in the middle of Old Town and nicely and centrally located for exploring Edinburgh But the hotel is very basic - small and bare bones rooms which were very warm for sleeping on a cool June evening. Breakfast was also basic.

Very nice two day stay, staff most helpful. great location for the main purpose of our visit which was attending Bruce Springsteen and the E Street Band at Murrayfield Stadium. We also did some shopping on Princes Street which is within easy walking distance.

Bullish claim to be a 4 star Hotel and certainly charges as if it is. However, reality is less flattering. Check in was fine and there was a welcome option for an early bag drop. The room (317) was badly designed with no shower and no mirror located near a plug point. It was also very hot with no means of control. Safe and fridge in room was helpful. Breakfast was quantity over quality help yourself buffet. Swimming pool was nice enough hut very small. Nice bar with good selection of whisky. Main gripe is the price - probably jacked up to exploit concert-goers, but £270 for a couple per night is too much given what they offer.

Having travelled extensively and stayed in many hotels, we feel that we are well placed to write an informed and balanced view on the services provided by this hotel. Reception staff were exceptionally helpful. The executive room was comfortable and spacious. However we booked and paid for breakfast and the standard quite frankly was appalling. Things had been watered down, elements of the fruit salad tasted like it had been left overnight and the juices tasted mouldy. The meat sausages are very poor quality,tasteless with gristle and the brown sauce had been watered down with vinegar. Whilst eating breakfast staff appeared indifferent to our comfort whilst clearing,dusting cushions and polishing from the night before and preparing for the day ahead very noisily whilst we were eating! We arrived with our tiny quiet cockapoo to what we thought was a 'dog friendly' hotel, well it is not, no provisios were provided and we were separated from everyone.. being excluded from eating areas and I have to say this is the least 'dog friendly' hotel we have ever stayed in and we were made to feel unwelcome. Thank you for taking the time to read this but this is how we were made to feel.

I have just paid £300+ for a night in this hotel. The rooms have no aircon, but they have settings that make you think you can control the temperature. If the outside temperature is high teens, the room will be extremely hot. You will need to request fans from reception. The quality of the fittings in the room, bathroom, toilet is at best basic, comparable to a basic Travel Lodge. They rely on the fact that there is a pool and gym on site, which if that’s what you want has a value. If you are looking for a room at a price of £100 - £150 it’s probably OK. Otherwise don’t bother. It’s a busy weekend in Edinburgh and they are clearly maximising the rates that they can charge.
