I stayed in hotel for few days (in junior suite), and the place itself is nice located almost on sea shore. Room itself is quite old, some furniture lacks some paint (f.e on the legs of wooden chair), bathtub had broken plug mechanism (it stuck and water didn't come off). Only one type of hot food on breakfast (omlette with bacon). Definitely not the best 5* hotel.

With two little children below the age of 6, we wanted to stay somewhere with a swimming pool for our final day of rest before we flew from Pisa airport back to London in order to keep them entertained. Rather than stay in Pisa where there were no hotels rooms to accommodate four of us with pools available on our chosen dates, we paid a total of 140 Euro roundtrip in Taxis from Pisa to stay in the "5 star" hotel with pool. We specifically searched hotels with "swimming pool" on the filter of hotel agency websites. This hotel was particularly attractive as it stated there was an "indoor pool" as the outdoor pool if not heated would have been likely too cold to go in. After our significant journey to the hotel and with the kids excited to go in to the pool, we were then told that the outdoor pool was closed and the "indoor pool" was not a pool at all but rather a thermal spa that children were not allowed in as it was too hot. I asked the person at reception if I could just take the kids for half an hour to the thermal spa to splash around to make them happy after the sad news of not being able to go to a proper pool, and the receptionist was instead very rude saying the hotel was a five star hotel where there are paying guests who want to relax in the spa and not hear children, implying several times that I was not accustomed to a five star hotel stay (I offered to show her pictures of all the five star resorts I had stayed at as she consistently spoke down to me)! I stated that my understanding was that due to COVID the indoor pool had to be booked out and asked her to book us just for half an hour. This was rejected immediately without even checking the system for availability. I asked her to show me the booking system for the indoor pool and she would not. You can understand that my kids were devastated as they especially love going swimming. I asked to speak to the manager (informed he was called Jean Luca). I was advised that because there had been a fire on the terrace the night before, he was not available until the following evening, after we had checked out. I asked to see a deputy manager and the receptionist said there was no such thing. I asked for a complaint to be raised on my behalf and for the manager to at least call me. I received no confirmation of a complaint and to this date, have still not received a phone call from the manager. This is unacceptable for any establishment! The hotel's website and representation on all of the hotel agent websites is completely misleading and false advertising. The main pictures are always of the pool, which in fact is not in action. This should be better clarified rather than shown in small print. Furthermore, the picture of the gym on the hotel website is false - it is not a real picture of the "gym" at the hotel which is the worst gym I have seen in any hotel. To use any of the spa facilities is 40 Euro, which is outrageous (even to go in to the steam room - I am not talking about treatments). At breakfast you cannot order any specific food such as eggs and it is just buffet style where you have to be served. There is only one person serving the whole of the breakfast buffet which caused long delays. There is nothing five star about this hotel.

We thoroughly enjoyed our stay, hotel was clean, well presented, staff were all friendly and helpful. Slight mix up on rooms when we checked in asked for twin beds was given a room with a king size bed, this was promptly fixed by house keeping with no issues at all. Only negative is the bamboo floor insert in the shower wasn’t nice to stand on as it moved a lot.

A lovely grand building next to the sea. Good value off season, The room had a nice sea view and w3as a good size as was the bathroom. A little bit aged on parts. The bed needed replacement. Breakfast better than expected but a bit inefficient service. The fruit Juice was very poor, sweetened nectar not the real thing, though my wife enjoyed the coffee. All the other staff were very good particularly the door man and manager.

we had a room in the most beautiful place in the hotel, for which thanks. unfortunately there is quite a bit of overdue maintenance in the hotel and the amenities are not complete. no bathrobe, having to pick up water yourself in the restaurant, etc. the restaurant is not satisfactory. This one feels cold (too much light) and the food…. although fresh and a nice try, below par.

This luxury hotel is situated on the waterfront with splendid views of the sea. Our rooms had direct views to the sea, and there are also wonderful views from the rooftop restaurant and bar. Everything about the hotel spelt luxury, and the service from the staff was impeccable.

We booked for a week stay in a Suite at Euro 510 a night. We left three days later. Services and especially housekeeping is non-existence. Even after complaining to the manager, they just don't give a dame. It's awful. Only thing they have is location and the palazzo is beautiful.

After our initial disappointment, we queried whether the room we were given was a superior as per our booking. All website photos showed superior rooms with walk-in shower, necessary as I have knee problems. Our room had a small bathroom with shower over the bath. We were quickly and efficiently moved to a more suitable room and thoroughly enjoyed our stay. Staff were excellent.

The hotel is absolutely amazing and convenient doesn’t matter if staying for longer in Livorno or just to be in Livorno as a port to entrance Italy or sea travel to France. Hotel is located almost on the sea shore with nice promenade (pass busy road is necessary), 15 minutes by bus to the city center (bus stop is just nearby to the hotel entrance). Hotel is located in historical building which is a great oasis of quietness with the touch of luxury. The room was perfect (superior room) with enough space and great bathroom, breakfast perfect, parking place very convenient, very good restaurant & bar over open small swimming pool on the roof of building. All staff very attentive and helpful.

Did not fully live up to my expectations, but not bad either.Location and staff service levels were very good.But room was in urgent need of a deepcleaning and new carpet as it was coming loose on several locations in the room, showing the concrete underneath.Also the door in the shower was missing, flooding the bathroom when showering.The room, apart from the above flaws, was nicely decorated with a nice balcony with fantastic sea view. And the bed was amasing giving us a comfortable good night's sleep. Also breakfast was very good.We did get a very interesting roomrate in the hotel, so all in all for the price paid, the price/quality was excellent. But wouldn't pay full price here for the quality offered.
