We have stayed here before but it never cost us that much. Some nice touches and the breakfast was nice but didn't think it was great value for money tbh. We weren't informed about the Manchester Run being on either. So the road was cordoned off & there was the loud starters announcement going off early in the morning that woke up both up

We also apologise that you were not informed in advance about the Manchester Run road closures and associated noise. Had a really bad nights sleep because the windows and walls had poor soundproofing. I could hear partying all night and honking trams until the small hours. However I could also hear the guy in the adjacent room snoring all night. I couldn't sleep after 5am, made me cranky and this ruined my run on Sunday. Went to breakfast early and just wanted to sit down and wait but was kicked out of the lounge told to "go sit somewhere else". No chairs so sat on the floor. Keycards needed resetting 4 times for a single nights stay.

Upgraded to a privilege room. If this was an upgrade, then I'd worry about the standard room. No cold water on arrival. Fridge didn't work. Used the kettle which then tripped out the rest of the sockets in the room. Generally dated and in need of some TLC. Breakfast was nice and staff were friendly. Well located

Well located,clean room, fantastic breakfast in a large bright dining area with views over the gardens. Small negatives - room too hot, duvet was heavy and uneven so I had to redo it.
